This is not an exhaustive or a complete subject. It is likely to change over time, with edits, additions and deletions, and is simply a collection of my thoughts based on many years of experience. You should follow your instincts, and you must always seek your own professional advice.
As the change of the weather brings some welcome sunshine, it is a time for homeowners to start to plan the repairs and maintenance for the months ahead. It is also a time for surveyors to be on the lookout for potential risks.
During the period from April through to July, surveyors should be looking out for..:
- any evidence of dry rot that might have started – especially from severe condensation and rainwater goods failing
- the early signs of Japanese Knotweed growth
- the start of the deathwatch beetle season
- rapid growth of Himalayan Balsam
Home owners should be making a list of all those things that can be easily repaired, such as..:
- external paintwork and joinery repairs
- gutter clearing
- sweeping leaves off of flat roofs
- making sure that air bricks are unobstructed and free of cobwebs
- checking for any roof tiles or slates that might need to be replaced
There is a long list of other items that can be done as the building is prepared for the year ahead. The old saying is very true; keep on top of the small repairs to avoid them developing into a big problem later.
