This is not an exhaustive or a complete subject. It is likely to change over time, with edits, additions and deletions, and is simply a collection of my thoughts based on many years of experience. You should follow your instincts, and you must always seek your own professional advice.

 

It is very true to say that not all surveys are the same.   Some represent a significantly greater risk.  There are risks to the surveyor and risks for the purchaser (or owner).

I would classify the following properties as being in the high-risk category where caution is advised before proceeding.   A surveyor should decline the instruction for these properties if not able to demonstrate competence and experience upon which the client can rely.

 

  • Historic timber-frames

  • Earth buildings (cob, clom and other variations)

  • Buildings that have been ‘done up’, modernised or otherwise altered
