I recently did a webinar for Centre for Building Conservation Studies on this failed fully funded Ec04 retrofit project. It was a substantial project undertaken to a traditional stone built farmhouse in North Wales.
This is a substantial project which should never have happened at all. There was never a ‘do nothing’ scenario.
The PAS 2035 procedure was followed, but it is flawed and does not place adequate attention to the condition of the building before anything starts. In this case, there was always a presumption that the project would go ahead.
8 months after completion, the first signs of dry rot were seen, resulting is a major strip-out of the affected area. The SWIP internal wall insulation should never have been used and it was not installed correctly.
